Our 5-year Renovation Plan

We started drafting a renovation plan for our new home long before we closed (we love a good spreadsheet!) It’s a rough plan with lots of wiggle room but we’re not wasting any time getting started. Here are all of the projects you can expect to see over the next few years:

Year 1

• Furnish Office, Family Room, Dining Room and Patio
  • We sold the furniture for these rooms when we left Austin, anticipating that they wouldn’t work for our next home. We both work from home full-time now and need a much more functional space (though, it’s still going to have a killer gallery wall!) We also prioritized finding a home with larger dining and living areas to accommodate our big families. So I get to design each of these spaces from scratch!
• Xeriscape Backyard area for seating
  • Our lot is fairly small so we want to make every inch of our backyard count. We plan on xeriscaping a small patch of grass (mostly weeds and mud) so that we can have additional outdoor living space. This will be a budget friendly project and one that we already have experience with.
• Paint Interior / Replace all door Hardware
  • I’ve already got this underway over on the gram. Every room in the house is getting painted with the exception of those that will eventually get demo’d. Right now, the entire house is painted a yellowish beige and some of the bedrooms are an actual yellow. I’m meticulously going through each space and determining the perfect colors according to the decor and natural light of each space.

Year 2

• Full Kitchen Remodel
  • Luckily, the kitchen has a very functional layout with plenty of work and storage space. We’ll keep the layout but everything in this space will be brand new.
• Hardwood flooring throughout
  • This likely has to happen at the same time our kitchen renovation does. Except for two bathrooms, every room in the house will get engineered hardwood. Bye bye tile!
• Build Veggie Garden
  • We plan to build two large garden boxes on the side of our house – maybe a citrus tree or two as well!

Year 3

• Full Remodel of all 3 bathrooms
  • Our bathroom with be a pretty big undertaking since the plumbing is a bit all over the place. The other two bathrooms should be pretty straight forward. We may even brave some DIYs on those two!
• Furnish “Formal” Living Room
  • This is the room with the huge windows. It was originally built as a formal dining room but the previous owners didn’t use it that way and neither will we. Of course, another seating area would be nice but we’re trying to think of something more useful/creative. Maybe we’ll just let the house tell us what it needs.

Year 4

• Paint Exterior
  • It’s currently various shades of beige. In keeping with the modern spanish goal, we’re thinking we’ll paint it white to set a great backdrop for the tropical green landscape and those beautiful black window frames!
• Revamp Landscaping
  • Although very well-kept, it’s currently a bit tired and not very coastal-looking. We’re going to simplify with native, low-maintenance tropical plants.
• Renovate Laundry Room
  • It’s a teeny tiny room but it gets tons of traffic as the pass-through to our garage and the beer fridge! I am going to get really creative here.

Year 5

• Replace all exterior doors and windows with impact
  • This isn’t a glamorous project but it’s very necessary in South Florida. Our current windows and doors are not hurricane rated which means we have a gagillion shutters to deal with. They are also all original to the home and since we are just across the street from the intercoastal, they’ve taken quite a beating from the salt air. We may bump this project up a few years if we can make room in the budget.
